Real Estate—Bargain Sale

Bargain Sale of Real Estate Diagram

How It Works

Any gift of this type needs to be reviewed by UJA-Federation's gift acceptance committee.

  1. Donor sells property to UJA-Federation for less than its fair-market value—usually what he or she paid for it
  2. UJA-Federation pays donor cash for agreed sale price, and donor receives an income-tax deduction
  3. UJA-Federation may use or sell the property

Benefits

  • Donor receives cash from sale of property (sale price is often the original cost basis)
  • Donor receives a federal income-tax deduction for the difference between the sale price and the fair-market value of the property
  • UJA-Federation receives a valuable piece of property that we may sell or use to further our mission
